摘    要:住房供给主体单一化所造成的供给垄断是造成当前房价快速上涨的原因之一。合作建房作为解决中低收入者住房困境的有效途径,在国外已广泛开展。对当今中国房地产市场而言,解决住房供给主体单一化问题是进行宏观调控、改善住房问题的重要手段。非营利组织合作建房能够在一定程度上增加住房供给渠道的多元化并减弱营利性开发商的市场力量,从而能够更好地满足人们的住房需求,提高住房市场的资源配置效率,扩大住房保障范围,提高社会整体的福利水平。

Abstract:Nowadays, the prices of real estate are increasing very fast. One of the reasons is the main housing supplies are supply monopoly. Cooperative housing as a solution in the light of low income housing is an effective way. This means has been widely implemented abroad. As far as Chinese real estate market is concerned, one of the macro-control solutions to home price problem and is to break the supply monopoly, and the participation of non-profit organizations in cooperative home building can diversify the supply channels and scale down the market domination of profit-making developers, to better meet people' s housing needs, to raise the efficiency of resource allocation of real estate market, expand he scope of housing social welfare and raise the bar of the entire social welfare system.
