摘    要:在房地产估价的众多方法中,市场比较法是最能体现房地产估价目的的基本方法,是一种直观、适用性广、容易把握的估价方法。本文通过分析影响房地产价格的一般因素、区位因素、个别因素,结合泉州市房地产评估具体实例,运用市场比较法对住宅、店面比准价格进行求取,分析了各种价格影响因素对不同用途房地产价格的影响及影响程度,以期达到优化市场比较法、获得更加合理的房地产评估价格的目的。

Abstract:In many ways of the real estate valuation market, comparison approach is the best one that can embody the purpose of the basic method of valuation of real estate. It’s an intuitive, widely used and easy approach to grasp the valuation method. This paper analyzes the general factors affecting the real estate prices, location factors, individual factors, combined with concrete examples of Quanzhou City real estate assessment, using the market comparison approach for residential, store strike price than the standard analysis of various factors, and analyzes the impact of the price on the real estate prices for different uses and the degree of influence to achieve optimal market comparison approach, so as to obtain a more reasonable price of real estate assessment purposes.
