城镇化、城乡收入差距与房价研究——一个调节效应模型的实证分析

摘    要:利用2005~2012年31个省、自治区、直辖市的面板数据,以房屋竣工面积、利率和城镇居民人均可支配收入为控制变量,分析了城镇化对房价的影响机理。结果表明,城镇化和城镇居民人均可支配收入显著正向影响房价,利率则与房价之间存在着显著负向关系;城乡收入差距在城镇化对房价的影响中起调节作用。

Urbanization,Income Gap between Urban and Rural Area and House Prise---An Empirical Analysis for Moderating Effect Model
Abstract:Use panel data of 31 provinces , autonomous regions and Municipalities between 2005 and 2012 , this paper choose the completion area of housing , interest rate and urban per capita disposable income as control variables , analyzes the impact mechanism of urbanization on house price .The result shows that , urbanization and urban per capita disposable income positive effect house price significantly and there is a significant negative relationship between interest rate and house price .The income gap between urban and rural areas plays a moderating role in the impact of urbanization on house price . Lastly, in view of research conclusion , it puts forward some policy suggestions to restrain the rapid inflation of house price .
