商业银行个人住房抵押贷款风险与防范

我国商业银行房地产抵押贷款业务中的房地产购买对象包括了个人以及房地产两个具体的方面,本文是对个人住房的抵押贷款的风险及防范进行研究。本文从商业银行个人住房抵押贷款的概念出发,对其风险现状以及行程原因进行分析,从而提出有效的对风险进行防范的对策,以此避免其风险的发生,实现业务可持续发展。     

利率、汇率波动对房地产价格的影响——基于上海的实证研究分析

本文利用上海2000年1月～2007年12月的实际发放的贷款总额,美元指数和房地产价格指教的月度数据建立VECM模型,使用Granger因果检验和方差分解分析等方法对我国的房地产价格和利率,汇率的关系进行实证检验。得出结论,全国贷款总额上升,实际贷款利率下降,房地产的价格会上升。房地产价格上涨吸引了外资的流入,外资的流入对上海的住房价格上涨产生了影响。在现阶段调控利率和控制外资过度流入房地产市场,有利于保持上海房地产价格的稳定。     

商业银行房地产贷款风险分析及对策

目前全国及海南省房地产贷款已成为银行优质业务品种，但随之也出现不少问题和风验，主要体现在以下几个方面：房地产开发贷款风险；个人住房抵押风险；银行内部操作风险。为此，提出防范对策：严格房地产开发项目贷款审核管理，严禁违规发放房地产开发贷款；加快完善个人信用制度，促进个人住房贷款业务发展；加强内部管理，建立健全内部控制机制。

本文从美国房地产泡沫与银行系统危机的经验、我国商业银行信贷与房地产价格的同时上涨的现实以及个人住房按揭贷款潜在的风险三个角度论证了我国商业银行面临的房地产之困。然后,先从理论上分析了商业银行直接持有住房抵押贷款的风险来源以及资产证券化在分散、转移风险方面的作用,接着介绍了建设银行“建元证券”的实施细节及其凸显的问题,并据此提出了政府推进SPV设立与基础设施建设的建议。

从美国次级债市场运行机理出发,结合我国个人房地产信贷的现状,从而发现中国内地个人房贷市场的不确定因素。因此,提出规范个人住房贷款业务,严禁“零首付”个人住房贷款;防范假按揭,套取银行贷款;加强对住房公积金信贷等政策性房地产金融的管理;通过金融创新来完善房地产金融产品市场;加快经济适用房等保障性供应量,确保供需多样化等方面警醒国内个人房贷市场的风险。

在持续的房地产调控背景下,中国房地产市场在建设、投资、销售及价格等方面发生了很大变化。2011年第一季度房地产贷款出现了不少新的特点。构造房地产贷款压力测试模型,考虑各个风险因子变动对房地产贷款质量的影响,应该加强房地产贷款质量监管,防范可能发生的房地产信用风险。     

基于面板数据分位数回归模型的房地产价格分析

采用安徽省13个地市2001～2010年的面板数据,对影响安徽省房地产价格的因素进行实证分析。研究结果表明：银行年度基准贷款利率和房屋销售面积与房地产价格不存在协整关系,用面板数据模型及分位数回归模型分析的结果均表明人均可支配收入对房地产价格影响的弹性最大。最后提出3点政策性建议,为政府调控房地产市场价格作参考。
