高房价的造成因素及其控制策略

高房价社会普遍关注,而造成高房价的因素包括不易控因素和可控因素两类因素。不易控因素有建筑材料、土地、人员工资、城市化等;可控因素有供应结构、开发商利润、哄抬炒作、住房消费观念、商业贿赂、不合理收费、低资本金和预售制度等。根据这两类因素性质的不同,应突出抓好可控因素的控制：调整住房供应结构,规定开发商利润的合理阀域,治理哄抬炒作行为,更新居民住房消费观念,打击商业贿赂,取缔不合理收费,提高资本金比率,逐步取消预售制度,让我国房价收入比趋向国际化合理水平。
