以清华大学最新的校园设备设施运维管理为案例,总结了人工智能+物联网(AI+IoT)等新技术介入设备设施运维管理过程中的管理实践;在管理流程中将巡检、预维护、应急维修维保结合设备设施的生命周期进行智能调配,确保实施高效、实时、低成本的设备设施AI+IoT管理;在管理标准方面设置标准作业程序(SOP),统筹管理工单统计和人员考核测评,有效地规避了操作人员专业水平良莠不齐的风险,实时掌控工单进度及设备运行状态,保证人的因素的可控性,人与系统的相互协调,最终确保工作效率与工作质量。

Exploration of campus equipment and facility operation and maintenance management from AI+IoT perspective

By taking the latest campus equipment and facility operation and maintenance management of Tsinghua University as an example, this paper summarizes the management practice of new technologies such as artificial intelligence and Internet of Things(AI+IoT) in the process of equipment and facilities operation and maintenance management. In the management process, the life cycle management of equipment and facilities is intelligently allocated, which combines patrol inspection, pre-maintenance, emergency maintenance and regular maintenance together so as to ensure the implementation of the efficient, real-time and low-cost AI+IoT management of equipment and facilities. In terms of management standards, the standard operating procedures(SOP) are set up to manage the statistics of work orders and the personnel assessment, effectively avoiding the risk of uneven professional level of operators, controlling the progress of work orders in real time, controlling the operation status of equipment, guaranteeing the controllability of human factors and coordination between human and system and ultimately ensuring the work efficiency and quality.
