摘    要:文章对合肥市近几年来的市场状况和商品房的供求情况加以统计分析,运用非均衡理论模型和供求定律进行供需平衡分析,以明确这些影响因素和房地产价格波动之间的某种定量或定性的相关关系,综合考虑影响有效需求和供给的因素,建立二元线性回归模型,从而较为直观地计算出有效需求,为以后的房地产市场发展规律做出较为准确的判断。

Abstract:This paper conducts statistical analysis of Hefei market conditions in recent years and supply and demand situation of commercial housing, using non-equilibrium theory model and the laws of supply and demand to analyze balance of supply and demand, in order to determine the quantitative or qualitative relationship between these factors and price fluctuations of real estate. Considering the factors influencing effective demand and supply, the two element linear regression model is established, which could visually work out the effective demand and predict more precisely the development law of the real estate market.
