存量城市更新规划研究--以青岛青岛湾城市设计为例

摘    要:新常态下,我国城市的发展模式正在逐渐从以扩张为主的增量增长模式转向以更新为主的存量发展模式;存量更新会是今后城市规划重要方向,而城市中心区更新恰是此类规划的典型。总结中国城市更新发展趋势,结合青岛市南区青岛湾城市设计项目的具体实践,针对现有存量规划面临的问题与挑战,梳理更新潜力发展区;通过国内外案例研究提出城市复兴"SMART"设计原则;并且从产业提升、文化复兴、公共交通、空间营造等方面提出相关策略。针对项目本身提出两个层次的城市设计内容:1)平衡历史街区保护与发展,复兴文化街区;2)中心城区存量更新催化城市发展的新动力。最后,总结了研究成果及进一步的探索方向。

Abstract:Under"new normal"conditions,Urban development mode in China is gradually changing from incremental expansion growth to the stock renewal development.Stock renewal will be an important direction of urban planning in the future,and the renewal of urban central areas is a typical example of stock planning.This article summarizes the development process of urban renewal in China,combines the practice of Qingdao bay urban design project in southern district of Qingdao city,combs the potential development zones for renewal in view of the problems and challenges faced by existing stock planning.Besides,It puts forward the design principle of"SMART"for urban renewal through domestic and foreign case studies,and proposes the strategies of industrial upgrading,culture rejuvenation,public transport,space creation and other aspects.In view of the project itself,two levels of urban design are proposed:1)Balancing the protection and development and revitalizing the historic district 2)Renewing the stock of central urban areas as a new driving force for urban development.Finally,this article summarizes the research results and further exploration directions.
