我国房地产信托的现状与发展前景

摘    要:近几年我国房地产信托市场规模扩展迅速,信托产品模式呈多样化发展趋势。但中国信托业本身发展不成熟,房地产信托风险机制不健全,房地产信托发展的法律障碍较大。我们应促进房产信托的长期性、专业性和多样化融资,解决资金的来源和流动性问题;大力加强金融监控机制,有效防范房产信托风险;完善法律法规,尽量少用行政性临时措施。经过调整和创新,信托投资必将成为我国房地产业融资的主要模式或渠道。

Abstract:With the fast development of the estate trust market in China,trust product is tending to diversify in type.However,Chinese estate trust is still immature and the risk system is incomplete.Legal impediment becomes the major problem to the development of estate trust.Efforts should be made to promote long-term,specialized and diversified capital extending of estate trust to solve the problem of the source and the circulation of funds,to improve the monitoring system to reduce trust risk,to perfect trust law and to avoid taking provisional administrative measures.Trust investment is bound to be the major channel of capital extending in estate trade in China.
