摘    要:现代建筑,设计复杂,技术含量高,安装、施工难度大,新材料使用多。为了能对物业实施有效管理,确保物业正常使用和功能的发挥,需要物业管理企业的前期介入。即在物业的开发设计阶段介入,提出一些合理化建议,以使开发出的物业最大限度地满足业主的需求和物业管理的需要,为以后的管理创造条件。

Abstract:Modern architecture has many features which is complex designed,with high-tech contents,more difficult in installation and construction,and uses more new-type material.In order to implement effective property management and make sure its normal operation and function properly,initial involvement of property management is necessary.This means to involve during development and design phase of property,to put forward some reasonable proposals,to make property management meet owner's need highly,and to create conditions in future management.
