商业地产项目引入后评价的探讨

摘    要:目前,我国商业房地产投资有日益加温之势,很多做住宅的开发商已转身去经营商业地产,看中的是其赚钱机会。但是商业地产投资大、市场风险较高,许多开发商由于缺乏商业房地产开发的经验,所开发出的项目没能发挥出应有的效能,造成了人力和财力上的严重浪费。因此如何使用好建设资金,使所建商业项目产生良好的经济效益和社会效益,是摆在商业建设者和决策者面前的重要课题。要解决好这个课题,对商业房地产进行后评价就显得格外重要。

Abstract:Currently,investment in commercial real estate in China is rapidly increasing,many businessmen who build houses begin to manage commercial real estate in order to make profit.However,commercial real estate needs large investment and has high market risk.Because many real estate businessmen lack experience in developing commercial real estate,the projects they developed do not bring them profits,which causes serious waste in manpower and financial resources.Thus,how to use construction funds to make good economic returns and social effects through commercial projects is an important task to commercial constructors and decision makers.In order to solve the problem,it is extraordinarily important to post-evaluate the commercial real estate.
