| 摘 要： | 主要针对住宅类房地产价值评估中存在的不足,分析区域影响因素对其价值影响的作用机制,着重分析区域因素对不同住宅物业的房地产价值所产生的影响,并基于我国房地产评估中的区域因素影响评估的现状,相应的提出在房地产估价中完善区域因素评估体系的对策和建议。通过此项评价体系的改善,可以大大提高住宅类物业房地产价值评估的准确性,从而改善房地产评估方法。
